Light brown main level bricking with some highlight bricking around some of the second level windows. Upper coloured tan stucco. Some open third level balconies and some covered. These are glass sided balconies. Tinted windows. Some first level units actually have their bedrooms on the second level above it. The entranceway to the underground parking lot, which services both buildings, has an entranceway flush with the outside ground level.

A note about the 340 building, the most westerly of these two buildings. The portion of this building has several units on a lower level facing the street with western exposure. This helps to explain why the unit numbers seem to be off by one floor. Third floor units, for example, start off with the number four and top floor units on the fourth floor start with the unit number five.

Across the street are the new (2016-2022) "Mosiak Apartments". Google it if you wish. These are rental units, again built by "Old Oaks Properties". If you are planning a stay in London for only a year or two and you want something stylish, this might be an option to consider.

Now back to our description of the 320-340 Sugarcreek Trail units. The one-bedroom units are typically 508, 646, 681, 729, 842, 906, 936, 944, 1107, and 1016 square feet. The two-bedroom units are typically 1050, 1159, 1167, 1305, 1313, 1322, 1350, 1361, 1381 and 1382 square feet. The three bedroom units are typically 1194 and 1313 square feet. These sizes are differences makes it tricky to price out individual units. That plus some ground floor units actually having a two level interior layout.

Gas fireplaces, modern designs, special ceiling treatments, underground/outdoor parking, storage lockers. There is a guest suite and the heat is hot water natural gas and is included in the condo fees. Next door is a private exercise centre and a recreation centre.

New to the equation in 2022 is a special assessment regarding the exterior of this building. The cost of this special assessment is in the $20,000 range and given the two buildings age new home warranties do not cover it. Listing agents should be aware of these details.

Both one and two bedroom units can vary widely in size and two bedroom units can sometimes be as large as the three bedroom units. Astute buyers need to do their homework.
