* The two storey detached models

Details:

These are vacant land condos registered in 2019 and built by Patrick Hazzard Custom Homes Inc. These are two-storey contemporary style units built with stucco exteriors.

At the time of construction, two known models on the builder's website were "The Dunes" at 1622 sq. ft. and "The Westport" at 1776 sq. ft. Reported 2021 sales shows sizes of 2015, 2019, 2067 and 2109 sq. ft. Nine foot ceilings on the main and paver stone driveways. Mostly double car garages. However a few 1.5 car wide garages. Walking trails on the south side of Sunningdale Road East and on the west side of Canvas Way. Across the street from this project to the west are open areas of retainer ponds which is a nice feature and to the immediate south is the busyness of Sunnydale Road East.

Towards the end of the building process, a second style of units went up. At the front of the complex (the west side) and at the rear of the complex (the east side) units which resemble the "Eden at Applewood" project next door to the immediate east. Seven of these attached townhouse style units facing onto Canvas Way and thirteen of these units were built at the rear of this complex. Sales of these style of units were not added to our average price indicator.

This project is built on sloping lands and the angular roof designs helps to create somewhat interesting visuals. Units in this complex pay a $65 monthly fee for private road maintenance. This will be another complex where some owners will pay more attention to the duties of grass cutting and lawn maintenance than others. This is an arrangement that doesn't always end up working all that well. If you are driving around town looking at other recently built townhouse/condo projects, you might recognize other projects built in a similar fashion. Owners who are attentive to landscaping details may sometimes be irked by this arrangement.

Now for a Spring 2023 update! The final coat of asphalt is now needed. The landscaping or fencing needs to be done on the south side of this complex which borders onto Sunnydale Road East. Owners are also busy building rear decks, fences and doing landscaping. One lot in the rear corner of this project is still empty. Needing a final coat of asphalt poured is a common occurrence with many newly built condo projects all around the city.
