Back in 2006 these two rental buildings were turned into condos and most of the units were acquired as rental investment properties by out of town investors. Price crashed, the building was poorly managed and you can see $50,000 selling prices about ten years ago. It was a struggle to turn things around. Times change. Now let's fast forward this scenario. The condo fees going into 2023 on a two-bedroom unit are $417.00 per month. Known one bedroom sizes are 500, 520, 525, 534, and 648 sq. ft. Known two bedroom unit sizes are 619, 645, 648, 663, 699, 700, 702, 720, 800, and 862 sq. ft.

These two buildings and the buildings at 1170 - 1176 Hamilton Road are the two east end condo complexes that we tend to get the most number of inquiries on. People want to know what the area is like and if they are a good investment. These are fair questions to be asking. Please do not try to contact the property management company with these kinds of questions. If you do buy one of these units have your lawyer review the status certificate. Units in these two buildings are selling.

Something interesting is now happening. Toronto based real estate agents are now listing some of these units for sale on their Toronto Real Estate Board in the hopes of Toronto area buyers finding interest in them. It makes sense from the perspective that most of the original buyers were G.T.A. residents to begin with.
