When this complex was in its construction and marketing stages it was called "Pure on the Thames". Ironstone was the builder and past building histories of their products tell us that sometimes their complex names seem to get dropped a few years after they were built. Going forward recent project names like "The Vibe", "Viola" and "Baja" might get lost in the shuffle. Even the name of yet another condo project that they are working on in 2023 directly across the street might fade away. It is called "Shift".

In contrast the "Pure on the Thames" name is a classic name which will most likely stick with this new complex. Other classic names around town include "Park Place", "Storeybook Gardens", "Victoria Place", "Riverside Club", "Springbank View Estates", "The Ridge at Byron", "Autumn Woods", "The Alcove", "Hazelden Trace", "Thames Crossing", "Wellington Court", "Rosecliffe Ridge", "The Atrium", "The Sir Adam Beck Manor", "Masonville Gardens" and "Regency Towers". The "Pure on the Thames" name is a name of distinction. Yes, there are others.

Here you will find a mix of two and three story freehold townhomes with single or double car garages. Block, brick and vinyl exteriors. Grey block, brown brick, grey siding, black shingles, black coloured garage doors and black window trim. Black seems to be the most popular colour all around town for window trim these days. This complex backs onto an area known as "Kilally Woods West" and "The North Thames River". See our pictures.

Is this area accessible for walking and biking? Yes, as there is a paved walkway. Going directly to the east takes you to the Edgewater Park and newly built retainer ponds. Going to the west is a completely different experience. The walkway will take you over all the way to Richmond Street and beyond that to downtown London and even out to Byron. There are now newly built walkways over the river in two spots west of Adelaide Street north and east of Richmond Street. Never before have the bike pathways in North London worked so well together.

In this complex there are three design styles. The first two models are relatively easy to describe. One model is built three levels high with single car garages, windows and doors front and back and an upper patio area over the front garage on the second level. Within this complex two of these clusters face onto Edgevalley Road, one being a cluster of five units and one being a cluster of six. These side-by-side clusters are units 152-162 and units 164-172. Then on the westerly side of the complex there are two clusters of eight units each, also of the same design style. All of them back onto Highbury Ave north. Their unit numbers are 29-43 and 45-59, 177 Edgevalley Drive. Unit sizes are known to be either 1,737 or 1,792 sq. ft. Given that they are three levels high they do not have basements or any below ground level living space. In total there are twenty-seven units of this design style.

The second model style is a two story unit with a lower rear walkout level overlooking the walking trail next to the river. Many buyers would find this to be a desirable feature. They have the unit numbers of 60-150 (even numbers only). They are built in six clusters of six and two clusters of five totaling forty-six units. Like the first model style we described they have single car garages with known unit sizes of 1,501 and 1,717 sq. ft. Units offered for sale sometimes include the square footages of the finished lower levels. Not everyone is in agreeance with this measuring technique. Buyers beware!

On a more positive note, enjoy the river views and the autumn leaves changing colours. The owners of the interior units do not get to enjoy these experiences.

Finally, a description of the third model style. These are the units which enjoy the convenience of having double car garages. They also make up the interior units and they are all built in clusters which run perpendicular to the street in six different rows. There are three clusters of four units. Five clusters of six and three clusters of eight totaling sixty-six units.

What we now must tell you is that these units have a slightly different design style. How different? Well these are called "back-to-back" units. Essentially this means you have no rear doors or rear windows and the interior units within these clusters have no side windows. Does this sound confusing? It's actually a building technique which has been around for many years. Take for example the condo complex in the Cleardale South London section with the address 825 Dundalk Street. It's a complex reaching the 50-year-old range and many of the units found there incorporate this design feature. Another example of a condo complex using this design feature is the Kettering Place/Sheffield Blvd complex, #31 in the East End section. These units have a building date of 2020-2021.

An obvious disadvantage of this design style is that the patio area protruding out over the driveway then becomes the focal point of one's outdoor living experience. These are unit number 1-27, 2-52, 173-209 and 186-208. Known sizes are 1,769, 1,791 and 1,802 sq. ft.

In 2022-2023 Ironstone went on to build yet another new condo complex across the street on the south side called "Shift". New model styles are always welcomed. We also note that in the last few years, different building materials have come to the marketplace. Exterior profiles are changing rapidly. This next project will have more of a "modular style" appearance.
