Lets start with its location. This condo project is north-west of St. Thomas off Sunset Road as you head up towards Talbotville. If you have not yet discovered all of this new building activity off of Sunset Road and Talbotville Gore Road, you are in for a surprise. Million dollar homes are now the norm. What's more, the Amazon fulfillment centre is only a seven or nine minute drive away.

This is a condo project by D.H.P. Homes. They are a St. Thomas builder currently building in St. Thomas, Dorchester and Shedden.

BRICK PILLARS GREET YOU AT THE STREET. These units have a brown skirt of brick around all four sides and “all white” upper siding. High pitched roofing abd black shingles. Here you will find nine different clusters. Seven clusters will have four units each and two clusters will have two units each. These will all be one floor units with finished basements including a lower rec room, bedroom and four piece bathroom. Different covered front and rear porch arrangements.

Unit sizes are extensively covered in the builder's website. All of these units will have single car garages with the one exception of one block of two units having double car garages and considerably larger unit sizes. Unit sizes in four clusters are 1,065 square feet finished with 770 square feet lower square feet finished in the lower level in the end units and 1,055 square feet finished with 630 square feet finished in the lower level in the middle units. As mentioned in their marketing materials the basement levels have unusually high ceilings which is why the covered rear decks are elevated out of the ground.

In the remaining three clusters of four units each sizes are bumped up to the numbers like 1,195; 1,215; 1,230; 1,330 and even one unit with 1,500 square feet on the main level. One block of two units has one model size of 1,580 square feet on the main and 1,240 lower square feet. Prices vary accordingly.

As of Oct 1 st 2023 one cluster of units is fully occupied with paved driveways and sodded lots. The construction of this project will continue well into 2024.

We also not that next to the front entranceway to the immediate south is a laneway with the address 174 Glengariff. Here you will find the “Dear Ridge Conversation Area” which is partially underneath a hydro line. Yes, there are trails to enjoy.
