Low rise condo buildings in St. Thomas are rare commodities. What's interesting are the demographics of the people who live here. More about that later. Note in 2021 that the average selling price of a two bedroom unit equalled the average selling price of a three bedroom unit. 2021 was a year of record breaking sale prices and lots of strange things happened.

In this "L" shaped, three storey condo building, you will find 24 units on the main floor and 26 units on each of the second and third floors. Mostly two bedroom units and a smaller number of three bedroom units.

A speckled brown brick exterior with some upper level patches of cream coloured siding. Brown shingles. Covered balconies on the second and third level and covered main level patios with direct access to green space. Wall sleeves for window air conditioners. Controlled entry, elevators and an exercise room. These units are electric heat with a gas fireplace.

Known unit sizes of the three bedroom units are 1170 and 1221 square feet and the most common unit size of a two bedroom unit is 840 square feet followed by some two bedroom units at 950 square feet. In unit laundry. Adequate open parking. There is a cement patio at the rear of the complex with a barbeque. The condo fees for a two bedroom unit going into 2022 were $230.00 per month and $331.00 per month for a three bedroom unit. This building has pet restrictions.

This building is located directly across the street from the Elgin Mall which is an excellent feature for seniors. Here you will find the "Galaxy Theatre", a "Metro", a "Giant Tiger" and a "Dollarama".

We now note some interesting statistics. In this neighbourhood, 63% of the population are females, 37% male. 42% of the population is 75 and older, up from 37% about ten years earlier. 16% of the population is aged 65 - 74. At the other end of the spectrum, only 7% of the population is aged 0 - 19. Can you appreciate how amazing these statistics are? 40% own, 60% rent and 72% of the population live in apartments or this style of condos.

Are you now better able to appreciate how this condo building is well suited to the needs of the marketplace?
