* We note that this average includes one unit of a similar style built in one cluster on Palmer Lane, the street behind it.

Details:

One floor attached units. Single car garages, covered front porches and slightly raised rear decks. The two end blocks on this street (there are four blocks in total) have "all brick" exteriors while the two inside blocks have brick fronts and hardboard on the other three sides. The end units also enjoy exterior side windows.

"Senator Homes" also built one block of four units of this design one block to the west on Palmer Lane (216-228 Palmer Lane). Known unit sizes of units in these clusters are 1,001, 1,059, 1,207 and 1,239 sq. ft.

There is more to the story. There is a reason why only sixteen of this style units were built. When "Senator Homes" first started building in "Havelock Corners" they didn't really know what to expect. Was Woodstock ready for a new subdivision of this size and would buyers coming in off the 401 be able to find their way up to the far north end of the city? Would other new home builder's signs lure them away? Would they be mostly retirees looking for one floor living accommodations?

In an effort to hedge their bets, "Senator Homes" opted to build a mix of small two story houses and these one floor Baldwin Crescent freeholds. What happened next during the following two years was that the small two story new homes outsold the condo units. In fact, many of these one floor attached units sat vacant and half built out.

The year 2012 witnessed builder's sale prices on the freehold units to be in the $176,000-$266,000 price range. As everyone knows, today's prices are so much higher. Buying the lowest priced units in any new subdivision always seems to be a prudent way to go.

If you google Senator Homes Woodstock, you will learn that company name is no longer used. Replacing that name is the new name, "Kingsiiien Group". Visit their website at www.thekingsmen.ca.
