Parkbridge Lifestyles Communities Inc. promotes themselves as being Canada's largest owner and operator of land lease communities. Their concept is to build prefab homes in a community setting, often times around a clubhouse on land that is then leased to its occupants. Owners pay a monthly land lease fee and monthly condo fees. In a sense, unit prices can then be more affordable since Buyers are not then investing money into the prices of lots.
Parkbridge has two side-by-side large adult retirement sites at 5600 and 5700 Blackwell Side Road in Sarnia. This is east of Modeland Road and just south of London Line, just past the Hiawatha Race Track. It also partially borders on the "Sunset Golf Course".
In the older of the two sites at 5600 Blackwell Side Road, can be found a 12,000 sf Community Centre with features like an indoor pool, fitness centre, billiards room and tennis courts. More recent, a second new community at 5700 Blackwell Side Road has opened up also by Parkbridge. Once again, it is the same concept, leased land so that their units may be offered for sale at a more affordable price.
Gated entranceways, gas heat, units which enjoy single or double car garages and cement driveways! The condo fees include basic cable, water, sewers and full use of the Clubhouse facilities. These are not condos, however they are an interesting lifestyle option.
