From experience we know that there are a lot of mums out there joining up with other mums in trying to find a unit in this building for their son or daughter going into their second year at Western University. Are these units good investments? That leads one to ask the question is it better to lease than buy if your expected holding period is perhaps two or three years? Look at the above selling prices. All we can say is making that decision has to be your call.
Dundas Street, London's main artery running east and west is ten blocks away to the south. It now sports a new design called a “flex street” (a street paved with brick and no curbs). Construction booms are now starting to dot the downtown landscape. Fanshawe College now has a new satellite campus up and operational on Dundas Street just west of Richmond Street just west of Richmond Street in the old Kingsmill's Department Store. New life is coming to our downtown core.
Noticeable changes are happening to downtown London's core area. In 2024.2025 two new highrise rental buildings came to the market. "Clarence Square" was built at 195 Dundas Street near Clarence Street with one, two, and three bedroom units. It has 25 storeys. The second new building is called "Aqui on King" at 131 King Street with 266 rental units and 32 stories.
A larger project on the go in 2024, 2025, and 2026 is "Centro" on the southwest corner of Talbot Street and Fullarton. Phase I occupancies started in 2025. It will have 40 stories and 652 units. There is also talk of a massive development project coming to a "Forks of the River" site.
Finally, there is more developmental news. Just two blocks north of 695 Richmond Street on the southwest corner of Richmond Street and Oxford Street a Toronto Developer has signage up (see our new bottom picture) with a logo and a name of "Fitzrovia". A 512 unit apartment building with ground level commercial space, 77 underground parking sports, and 270 bike spots. Its proposed height is 35 stories. It should be noted that The City of London recently changed the height limit to 45 stories from 35 storeys in some downtown areas. Downtown London is starting to turn a corner.
This building has four units on the main floor, twelve units on the 2nd to 17th floors and eight units on the 18th floor. Mostly two bedroom units with sizes of 942; 1,050; 1,259; 1,322; 1,368 and 1,371 square feet. The one bedroom units are 852 and 940 square feet and the small number of three bedroom units are 1,380; 1,800; 2,300; 2,350 and 2,380 square feet. The condo fees in 2026 for a one bedroom unit in the 857 square foot range is in the $475 per month range and in the $662 price range for a two bedroom condo in the 1322 square feet range. Prices may vary for condition and for the location within the building. The units on the north side of the building face onto train tracks.

A note to all Western University Students who graduated ten or fifteen years ago, who now live “out-of-town”. Remember the fond memories you have of frequenting this neighbourhood? If you just visited out nightlife-shopping slide show, we would like to tell you that gone is “Smitty’s”; “The Bagel Deli”; “The Keg” (they moved up to the Masonville Mall) and “Williams Coffee Shop”. It is now a “Libro”. Yet some good things remain like “T.J. Baxters”, the “Souvlaki Wagon” and “Valu-mart”. The more things change, the more they stay the same.
