This building, finished in 2018 continues to hold the honor as of 2026 of being downtown London's newest condo building. It has 29 storeys, 180 units and is serviced by three high speed elevators. Tricar built. Prior to this project, Tricar built the "Renaissance II" in 2013 on Ridout Street. It has 28 storeys and 188 units. Pricing on both of these buildings are now quite similar.

In this building the first six levels is used for parking as well as other levels below the surface. Most of the upper levels have 16 units per floor, yet that number gets reduced to 14 units on the 21st to 25th floors and then 5 units per floor on the upper three levels above that. The top upper floor (the 29th level) is reserved for such features as a social lounge, a rooftop terrace, billiards, a "prep" kitchen, a library and golf simulator. Imagine the views! This is a pet friendly building.

Known sizes of one bedroom units without dens are 740; 760; 810; 823 and 830 square feet. Known sizes of one bedroom units with dens are 960; 1,095 and 1,185 square feet. Known two bedroom sizes without dens are 1,165; 1,185; 1,315; 1,480 and 1,540 square feet. Known two bedroom unit sizes with dens are 1,185; 1,200; 1,225; 1,255; 1,315; 1,325; 1,410; 1,445; 1,480; 1,540; 1,615; 1,620; 1,625; 1,690; 1,750; 1,760 and 1, 820 square feet.

Three known penthouse sizes are 2,028; 2,195 and 2,790 square feet. The condo fees include heat, cooling, water, water heater, building insurance, roof and windows.

Included in the condo fees are heating, central air, water and parking. Known condo fees in 2026 are in the $565 range for a 1165 square foot unit and $772 range for a 1625 square foot unit.

Picture number six shows the ground level south east corner. A sign on the building says 503 Talbot Street and next to it the "London Reset Social Cafe". On the main level is some cream colour bricking and some black bricking. The upper levels have a concrete exterior with black trim and glass sided balconies. Across the street to the south on Talbot Street is a new construction site with signs saying Luxury rentals called "Centro". Register at www.centrolondon.ca. Its address is 110 Fullarton Street.

The 110 Fullarton Street project consists of two towers, one a rental building of about 40 storeys and the second a 232 unit condo building of 29 storeys. (this location is just to the south of the “Azure” building) It is currently under construction. Yet another proposed big project is at 50 King Street. Two towers, one of 43 storeys and one of 53 storeys each and 800 units. This is a "Forks of The Thames" location. Yes, downtown London is growing.

** If you're concerned about visitor parking there is city parking just to the north of the 544 Talbot Street condo building. The outdoor parking lot is known as Municipal Lot 21. 2025 prices are $4 per hour, or daytime parking at 8:00am-6:00pm is $13, evening parking at 6:00pm-11:59pm is $10 and overnight at 12:00am-8:00am is $10.

Now for some information that is not widely known. In February of 2023, Stats Canada data reported that in London Ontario, 29,530 out of the city's condominium apartments are owned by investors - a rate of 86.4%. This is more than twice the Provincial average of 41.9%.

We note that this says "condominium apartments" and not "homestyle" condominiums. Investors see "condominium apartments" (especially newer ones) as having fewer maintenance issues. In Toronto during the same time period, investors owned 36.2% of the condominium apartments and in the Kitchen/Waterloo region the ratio is 61.5%. Sharing this information gives you, the readers, a better understanding of the mix of people now living in this building.
