One of the most convenient central core locations. Steps to Richmond Row and Victoria Park, close to Harris Park, the Thames River bike trail and walking paths. The Grand Theatre is just next door. Walk to many trendy stores, coffee shops and restaurants. What a great location close to London's major law offices, the Canada Life Assurance Company (the old London Life Building), The Court House, the City Hall, and government buildings! Note: these units have balconies, storage facilities, party room, hot tub, sauna and an exercise room in the basement. Seven units on the 1st floor and eight units on the 2nd to 14th floors. Known one bedroom sizes of 682 and 788 square feet and known two bedroom unit sizes of 944; 956; 960, 992; 994; 997; 1,005; 1,100; and 1,114 square feet.

An easy drop-off location. An older high-rise senior building across the road and prime downtown parking lots which fill up on weekends with people being out and about along Richmond Street. Office buildings to face for some residence with southern rear exposures. An excellent building for young people working downtown to live in. One comment often mentioned by several buyers looking here for the first time is that they are quite small in size. "Old Oaks" new 'One Richmond Row' building built arms length away to the south-east corner is a bit of a mistake, but one which we will all somehow learn to live with. Let's hope we won't have any more stories like this to talk about going forward.

Amenities include secure fob entry to building and adjacent parking garage, hot-tub/sauna and exercise rooms and storage spaces provided to each unit owner, all located in the basement. There is no underground parking in this building. The parking is in a covered multi-level garage next door. All common areas have security cameras, as well as the garage entry. There are metered parking spaces located on the west side for guests as well as free parking spaces for handicap special needs and building trades. Each unit has an electric powered heat pump, providing both central heat and air-conditioning.

In 2017 this building was fitted with all new windows and patio doors which will help reduce individual unit hydro costs.

Let us briefly mention this buildings recent history. In 2016 the condo fees in this building went up significantly to the $600.00 per month range. The reason for this had something to do with an issue over the parking arrangement. New terms were arranged for continuance of the use of a multi-level park garage to the immediate west. $600.00 per month was a lot to be paying way back in 2016. Resale prices for a number of years after that took a hit. The condo fees for a two-bedroom unit in 2024 are $696.00 per month.

We now note, once again that the high rise builder “Old Oak Properties” has recently completed a new apartment building called “One Richmond Row” at 517 Richmond Street just around the corner to the immediate south east.

There are good things and bad things to be said about density issues and the juxtaposition of short and tall buildings together. Many other Canadian Cities has stories like this.
