Eight stories high - much shorter than most of today's new build projects! This building is now in the forty-five year old plus range and it attracts a large number of seniors. It is the park and the shopping which is the attraction.
People in unit numbers of 01 and 02 get the best views of Springbank Park across the street. People with views to the east overlook St. George's Catholic Church. This building has underground parking and there is an indoor pool on the main level. The pool is closed on the weekends. In this building there is only one, one bedroom unit. The remainder are two and three bedroom units. The interior hallways in this building have recently been remodelled and the elevators updated. The interior of this building presents itself well.
Units at the south end of the hallway (the rear of the building) on the fifth floor and up are designed differently. They enjoy balconies on both the east and west side of the building. There are seven condo units on the first floor, ten units per floor from the 2nd to the 4th level, nine units per floor on the 5th-7th levels and eight units on the eighth level.
This is a pet free building. In 2024 the condo fees went up. Special assessments were imposed in this building in 2022 and 2023 ranging, loosely speaking, between $19,000-$30,000. This building was recently hit with a special assessment (now paid for). It could be suggested that this affected the 2022 and 2023 selling prices. The building's front parking area was a construction zone for an extended period of time as the paving stones were lifted and work was done to repair the envelope of the underground parking garage. As previously mentioned, work was also done to the hallways and elevator, amongst other improvements. The building now looks beautiful and also enjoys new landscaping. Funds are also in place in 2024 for roof upgrades. This building is now highly desirable.
The interest in this building as a place to live has increased considerably in the last few years thanks in part to the arrival of Tricar's new "Park Terrace" building, two doors to the west. "Park West" units cost more. The "Park Terrance" building costs less. It also enjoys more outdoor parking spaces with eleven outdoor visitors parking spaces and one outdoor handicapped parking space. New is nice, older buildings can be graceful. Living next to the city's largest park makes for excellent retirement living.
