These two addresses have now witnessed a new neighbour going into the immediate south-east. It is a brand-new student residence building called "the W" with the address 160 Sherwood Forest Square. These are impressive looking structures (4 different buildings) and their presence does not affect the resale value of these units.

First, the 1460 Limberlost complex. It's a mix of 2 and 3 story single car garage attached condo units built in clusters on slopping land. The 3 story units have a multi-level interior design and are the same model style found at 2-24 Fairfax Court. Colour schemes mostly of brown colored side block, brown shingles and tan trim or grey colored side block with brown shingles and grey shingles and yellow trim.

The rear end of the Sherwood Forest Mall is a neighbour to the East with a walkway to get close in a matter of one minute.

The 2-24 Fairfax Court complex to the immediate south is part of this complex. It mimics the 3 story design styles found in the 1460 Limberlost complex and most of the units found in the 40 Fairfax Court unit 1-46 complex to the immediate south. The 2-24 Fairfax Court complex is staggered in design and all of the units are attached with driveways to the street.

Originally built with electric heat with some units being converted to gas. Over the years many of these units have been used for student rental purposes. Investors as of late have done well on their investments.

* We note the following detail as it indirectly related to the pricings of the 1460 Limberlost units. On October 30th, 2015, a fire destroyed six units out of a block of eight units in this complex. One estimate of damage was $1.5 million. No one was hurt. 2016 and 2017 were years of reconstruction. Newly renovated units may cost more. It is for this reason that the average price indicator in this instance is not a true reflection of value.
