Built in 1964. In past times this complex has served well the needs of some Fanshawe College students and some Western University students. This complex is on a busy bus route.

One cluster of 18 attached units.

Times change. Some students now drive Audi's and live closer to Sarnia Road on the other side of the city. Others live in purpose built high rise buildings around these schools. The Kipps Lane and Arbour Glen condos now has more of a "mixed family" feel and this neighbourhood has always had a history of being somewhat affordable.

Mostly all brick, mostly two bedroom units originally built with electric heat and tiny wood burning fireplaces. Many units have now been converted to gas heat. This complex also has an inground pool. Few complexes of this size can boast to having such a feature.

Known unit sizes of 840, 868, 900, 1,100, 1,026, 1,240, 1,256, 1,270, 1,301 and 1,354 sq. ft. We note the following. In 2021, the Condo Corporation approved a multi-year special assesment to assist in financing the roof replacements and chimney repairs. The repayment plan called for special assesment of $400.00 per unit in 2021. In the years 2022 through to 2025 it will be $1,980 per unit and $1,140 per unit in 2026.

Known unit sizes of 900, 950, 1,035, 1,100, 1,200, 1,243 and 1,297 sq. ft. These units have had a history of being affordable.

Both of these two complexes are only two blocks away from the "Ed Blake Park" on Barker Street to the south. This park has become a community focal point in the summer time for young families to enjoy. A summer splash pool and colorful playground equipment can be found here. Then to the north of Arbour Glen Crescent is a backdrop of trees with a walking path forming part of the "Kilalley Valley Park" which is on the south banks of the North Thames River.

English is the dominant language spoken at 83%, followed by Spanish at 3%, other languages at 3% and both French and Mandarin at 2%.
