A small complex with four clusters of units. Cluster sizes of 12, 16, 19 and 22 units all built around a centre area of greenery with all parking spots on the other side of each unit, away from the greenery.
All brick exteriors. The brick colour is orange/red and the siding is a light yellow colour. Tan shingles.
One upper skylight, the two upper bedrooms have vaulted ceilings, these units are tiny at 640, 660, 700 and 750 sq. ft. and that includes both levels of living space. One upper bathroom. These units are built only with crawl spaces. This basement is only useful for small storage.
Some units have upper "Juliette balcony" doors! Built with baseboard electric heat, some units now have forced electric or gas furnaces or main floor gas fireplaces. On site laundry, (these units do not have washer and dryers). The condo fees going into 2023 are in the $291 per month range and visitors parking is plentiful.
"The Condominiums of North River" is a name that's kind of enigmatic. There is a small patch of greenery to the immediate east of this complex which has a small gully or more simply a drain with a paved walking trail. Going south it leads to "Ed Blake Park" and going north a few blocks on this trail leads to the "Kilalley Valley Park" which is on the south side of the "North Thames River". Here you will find wonderful paved walking trails going both east and west. What a great area for biking.
A note about pricings and where this complex stands relative to other condo complexes in the city. Look at these figures. The average price of a unit here in 2005 was $56,200, $59,700 in 2012 and $64,700 in 2016. Young viewers might look at this and say how easy their parents had it when they were young. The small size of these units and the lack of a full basement made these units less expensive than most others.
