This building has 8 units on the main floor (that is the level with the indoor pool), 12 units on the 2nd to 4th floors, 9 units on the 5th floor, 12 units on the 6th to 8th floors, 7 units on the 9th level and 8 units on the 10th floor. On the 9th floor there is surprisingly a 1,700 square foot unit with four bedrooms.

To help cover these expenses, the owners at that time received a special assessment. On a two bedroom unit that assessment was over $20,000. Going into 2023, the condo fees on a two bedroom units are in the $554 per month range. Two bedroom units sizes are in the 1,000; 1,100; 1,050 and 1,199 square feet range.

In spite of this special assessment occurrence, these units continue to sell and at the end of the day, this building has a refreshing new look. This is now an attractive well kept building with reasonably priced units.

We also note that the "Blackfriars" building at 549 Ridout Street North and the 155 Kent Street building also had recent special assessment issues. Special assessments are not always an age related phenomena. That is one of the reasons "status certificates" are part of the condo purchasing experience.
