Details:

Located in London's scenic core just one block south of the City Hall and steps away from "Victoria Park". Walk to the library, banks, restaurants and theatres.

Old world charm gives these complexes an eclectic feel. A wonderful blend of old and new. If you're not familiar with these buildings there is a little bit of exploring to do.

The 280 Queens Ave/ 460 Wellington Street buildings are located on the north side of Queens Avenue and the east side of Wellington Road. These two buildings are detached from each other and both have modern entrance-ways. They also both enjoy two other features. They have underground parking with a shared entrance-way which comes in off Picton Street. Residents of the "Kings Court" mid rise condo building at 7 Picton, also use this parking lot. The second exclusive feature these three structures enjoy and share is an indoor swimming pool and work out area built inside of the yellow brick Victorian structure with the address of 300 Queens Avenue which is located on he north-west corner of Picton Street and Queens Ave. Residents of all three of these buildings get "F.O.B.'s" which get them in seamlessly. What a wonderful facility to be able to enjoy.

The condo owners living on the south side of Queens (buildings 275 and 285 Queens and 440 Wellington Street) are excluded from this arrangement. They also only have outdoor parking and not underground parking.

All of these building on both sides of Queens Avenue are serviced by elevators which are not noticeable from the street. Some lower level units in some of these buildings have commercial uses and once again are barely noticeable from the street. With the introduction of elevators to these structures came modern entrance-ways, some modern floor to ceiling glass windows and bright exposed yellow brick hallways.

The largest of these condos are the ones in the 280 Queens Street building. They have sizes like 1,421; 1,536; 1,630 and 1,700 square feet. Four of these sixteen units have balconies. Condo fees here are going in 2022 on a two bedroom units are in the $1,050 - $1,082 per month range. The reported unit sizes of the two bedroom units in the 460 Wellington street building are 977; 985; 990; 1,073;l 1,124; 1,258 square feet with condo fees going in 2022 in the $764; $796; $892 per month range. The reported unit sizes of the one and two bedroom units on the south side of Queens, buildings 275 and 285 Queens, are 680; 804; 900 and 1,160 square feet range with condo fees going into 2022 being in the $605; $649 per month range. We also note that some units in the 275 and 285 Queens building and some units in the 440 Wellington Street building have small balconies.

The high condo fees found here makes the decision to live here a bit more difficult to make. Experienced Real Estate Agents know the pros and cons of living here and can guide you in your search.

Finally our last picture in the slide show shows the "Wright Lithographing Company" building around the corner on the east side of Wellington. That picture is now over ten years old. This section of the downtown area has some lovely old buildings. What a great neighbourhood to call home.
